  • Marital Status: You must be a single parent or single legal guardian of at least one dependent child. Being "single" means you're not married or in a de facto relationship. If you're separated but not divorced, you're not considered single under this scheme. You must be divorced.

  • Citizenship and Age: You must be an Australian citizen or permanent resident and at least 18 years old.

  • Income: Your taxable income should not exceed $125,000 per annum for the previous financial year. Notably, child support payments are excluded from this income calculation.

  • Property Ownership: You must not currently own any property, including commercial or investment properties, land, or company title interests in land in Australia.

  • Owner-Occupier Requirement: You must intend to live in the property you purchase.

In Queensland, the property price caps for the Family Home Guarantee are:

  • Brisbane and Regional Centres: $700,000

  • Rest of Queensland: $550,000
